Quick estimate

See what you might be able to access.

Enter your home's estimated value and what you still owe. This is a rough illustration to start the conversation — not an appraisal or a quote.

$— Estimated amount you could access

Illustrative only, based on a common 90% combined loan-to-value ceiling. Not an appraisal, an offer, or a credit decision. Your actual amount depends on credit, income, property, and full underwriting.

How it compares

HELOC vs. a personal loan.

General comparison of product types, not an offer or a quote. Personal loan figures are typical market ranges and vary by lender. Your own rate, term, and amount depend on your credit, income, property, and full underwriting.

Questions, answered

What people usually ask.

How do I know which loan is right for me?

It depends on your goal and your income picture. Pick the path closest to your situation above, and I'll walk you through what actually fits once I see your numbers.

What's the difference between a HELOC and a home equity loan (HEL)?

A HELOC is a line of credit you draw from as needed, with interest only on what you use. A HEL is a lump sum with a fixed payment. Which one fits depends on how you plan to use the funds.

What's a DSCR loan?

DSCR stands for debt-service coverage ratio. Instead of qualifying on your personal income, the loan is approved based on the rental income the property itself generates — common for real estate investors.

I'm self-employed. Can I still qualify?

Often, yes. Bank-statement and asset-based programs exist specifically for business owners and self-employed borrowers who don't have a traditional W-2 income file.

Will reaching out affect my credit score?

No. An initial conversation about your options doesn't require a credit pull. That only happens later, once you decide to move forward.
